What are current Grand Bahama property values?
There is no responsible single “Grand Bahama home value.” Active inventory spans inexpensive land and fixer opportunities through luxury canal-front and beachfront homes. A current public Freeport market snapshot showed an active-listing median of about $137,000 with 388 active properties and a 160-day median time on site. That is an asking-price inventory snapshot, not a closed-sales median, and the mix of land, condos and houses can materially distort an island-wide number.
For a seller, the useful number is a property-specific comparative market analysis using recent relevant sales, competing listings, condition, location, water access, elevation and replacement cost. For a buyer, value should be judged against the closest comparable property type and neighborhood — not against a broad island median.
Why Grand Bahama is receiving renewed attention
The island has several demand-side developments worth watching. Carnival's Celebration Key opened in July 2025 and reported 2.4 million guests during its first year. A 2026 pier extension doubled capacity to four ships at once, with Carnival stating it could support roughly 200 additional ship calls and 700,000 additional guest arrivals annually.
Freeport also remains a major commercial and industrial platform with a special economic framework under the Hawksbill Creek Agreement. Airport redevelopment has been identified by government as a strategic infrastructure priority.
These are positive economic signals, but they are not a promise that every neighborhood or property type will appreciate at the same rate. Real estate remains hyper-local.

Tourism volume
Cruise arrivals can increase island visibility and local spending, though cruise traffic does not automatically translate into overnight stays or housing demand.
Air access
Airport quality, routes and frequency matter greatly for second-home ownership, tourism and business investment.
Waterfront scarcity
Well-positioned canal, marina and beach property can behave differently from inland inventory. Physical condition and storm resilience remain critical.
Freeport framework
The Port Area's regulatory and concession structure is unusual in the Caribbean and should be understood property by property.
Replacement cost
Construction, shipping, labor, insurance and hurricane-hardening can materially affect whether an older home is genuinely good value.
Rental fundamentals
Do not underwrite solely from nightly rates. Check seasonality, management, utilities, HOA rules, insurance and realistic occupancy.
What buyers should not overlook
Storm & insurance exposure
Grand Bahama's hurricane history makes roof, openings, elevation, drainage, seawalls, flood exposure and insurability essential due-diligence items.
Condo finances
Review association budgets, reserves, insurance, assessments, building condition and rental restrictions before treating a low purchase price as a bargain.
Liquidity
Some segments can take time to sell. Your intended hold period matters, especially for niche or highly customized properties.
Verify incentives
Tax concessions and residency thresholds change. Confirm the current rules with a Bahamian attorney and relevant government authority before relying on them.
